How to Change Name at Land Registry

If you own a property in the UK and have legally changed your name, you should update the property title deeds. Here is exactly how to change name at Land Registry.

Why Update HM Land Registry?

While it is not a strict legal requirement to update the Land Registry immediately after changing your name, failing to do so can cause significant delays when you decide to remortgage or sell your property. It is highly recommended to update your name as soon as you execute your Change of Name Deed.

Step-by-Step Process

Step 1: Obtain Your Evidence

HM Land Registry will need to see legal proof of your name change. This will be either:

Note: Do not send photocopies. HM Land Registry requires original documents or copies certified by a conveyancer or solicitor. They will return your original documents.

Step 2: Complete Form AP1

You must download and complete Form AP1 (Application to change the register) from the GOV.UK website.

In the application, clearly state that you are applying to change the registered proprietor's name. You will need your title number, which you can find on your original purchase documents or by searching the Land Registry for £3.

Step 3: Complete Identity Check (Form ID1)

If you are sending the application yourself (without a solicitor), you must prove your identity to prevent property fraud. You must download and complete Form ID1.

You will need to take Form ID1, along with a passport-sized photograph and your ID (like a passport or driving licence), to a solicitor, conveyancer, or notary public to have it signed and certified. (They may charge a small fee for this service).

Step 4: Post Your Application

Send the following documents to the HM Land Registry Citizen Centre:

  1. Completed Form AP1.
  2. Completed and certified Form ID1.
  3. Your original Deed Poll or Marriage Certificate.
